Seeking to revitalize outdated housing for an aging demographic, the Huai’an municipal government selected Lida Group to develop a new permanent retirement village for thousands of laborers who toiled for decades at inland industrial parks before buildings were decommissioned.

The workers had long resided in barracks at factory compounds far from families, afforded few amenities beyond basic shelter. As economic reforms diversified the region and operations closed, the aging structures were deemed unsafe and unfit for non-labor use.

To create a dignified community honoring the workers’ contributions, Lida proposed a container-based modular village sited on a countryside plot fitted with medical, educational and commercial facilities. Standardized container home designs optimized independent living supported by on-site services addressing retirees’ evolving needs.

Components including walls, floors, roofs and furnishings were mass-produced in factories then transported for assembly. Prefabricated infrastructure modules including a community center, healthcare clinic and shared kitchen buildings streamlined construction. Within 6 months, the development dubbed “Loyal Workers Village” was complete.

The village preserves a sense of camaraderie replicating the atmosphere of factory dormitories residents called home for decades. Most welcome private accommodation in light-filled one or two bedroom homes. Shared lounges and activity halls promote continued social engagement offsetting potential seclusion risks of aging in place.

Amenities include physical therapy rooms, entertainment areas and tutorial spaces where residents mentor younger generations. Commercial subsidiaries staffed by village youth generate funds across fields from technical training to eldercare services. Resilient infrastructure ensures comfort and accessibility.

Surveys find 95% of residents report superior satisfaction versus former crowded barracks lacking green spaces and support aging populations require. The development establishes a replicable higher-density housing model fusing modular construction and responsive services enhancing later life quality for industrial communities nationwide.
